For over 20 years, Luxury Real Estate and Architecture have been and still are our main focus.

New #constructions and #renovations are part of our services and #skills, where the #outcome reflects the happiness of our customers.

The use of #traditional materials such as #wood and natural #stone are important and essential part of our projects as well as the use of the “Sgraffito” technique to give a touch of uniqueness to our customers' properties.

As per the below short intro Video of our President&Founder Arch. Federico Parli, we are glad to present you in this blogpost two of our renovation #projects where images are worth a thousand words.

PRESIDENT&FOUNDER ARCH. FEDERICO PARLI

THE WAY WE RENOVATE

1. APARTMENT 13 | VIA TINUS | ST. MORITZ | FULL RENOVATION

The old #apartment of the early 70s needed to be completely #renovated, meaning all the water pipes, all the electrical system, and even the ceilings. During the reconstruction we discovered it was a wood ceiling and not a concrete ceiling, so we had to protect the wood ceiling with a special fire protection insulation. All this wasn’t foreseen and planned at all.

This is what it means doing reconstruction - there are good and bad surprises.

In this specific case the owner wanted to have something completely new in #traditional style, this the main reason why we used wood from oak for the main parts, swiss stone pine for all the wardrobes and doors.

We also had a special frame on the ceiling and on the floor of 300 years old larch wood.

To satisfy a special desire of the owner, we used particular #marbles: Turkish marble in the main bathroom, Carrara marble in the guest bathroom and a very unique green marble from Brasil in the guest Wc (below picture):

To give a final and special touch to the property, we made the typical Sgraffito,

on an opening in the apartment.

2. ROMANTICA 16 | VIA ARONA | ST. MORITZ | FULL RENOVATION

The renovation of Romantica 16, a 36 sqm #studio in the heart of St. Moritz with a wonderful #lake view, has been a very interesting challenge for us in terms of goal and budget.

Starting from a #property of the 70’s, characterized by the carpet and wallpaper, we were asked to give new identity to the studio; transforming the space into a modern and warmer #apartment that can be easily rented out.

Everything has been changed: carpet, wallpaper, tiles, bathroom and kitchen. We gave space to a larch floor, bed furniture and wall boiserie in faux wood laminate, a fully new kitchen and faux travertine porcelain stoneware in the bathroom.

To give an additional touch of #modernity and enrich the studio with more light, we have created a false ceiling enriched with 4 recessed light points.

The biggest #challenge was to #achieve this result with a defined and limited budget, but with great satisfaction from both the client and ours, we did it.

The importance of a #traditional #architecture in #renovations is crucial to add, without compromising its harmony and concept, that element which characterizes the exception and makes your home unique.

It’s all about #spaces, light and shadow effects, #materials and their compositions.

In all our #projects, we focus the attention on how to create a perfect and harmonious environment, that allows the use of traditional materials: #wood or #stone in all their shapes, sizes and finishes. An organic bond which changes over time, bringing added value to your home.

Once the right balance is found, we are free to create the exception which catches the eye at first sight.

That exception which enriches the space without ruining it.

But how can we reach a tradition that frees the exception?

Ludwig Mies van der Rohe, the German #architect and pioneer of Modern Movement, with his most famous phrase "Less is more" made a strong statement for a minimalist approach to his architecture that it is still loved by the entire world. Then, in order not to "isolate ourselves" amid these 3 words, another great architect, also considered a pioneer of the Modern Movement, Frank Lloyd Wright, wanted to open another door, letting us reflect on the meaning of "Less is more, only when more is no good ".

And this exactly where we can put a tradition that frees the exception.

A context signed by primary design choices (the program) and stylistic choices (the materials). The program determines spaces based on the client's needs and the architect designs following the required needs. We also want to remember another famous phrase said by the architect, considered the father of the Modern Movement Louis H. Sullivan “Form follows function”.

Stylistic choices establish the warmth of a room, the feel of a material and above all they are choices that, as far as our architectural approach is concerned, have to reflect the traditions of the place.

In fact in our beautiful #Engadine, wood and stone are the main protagonists since ever and we feel obliged, towards our clients and towards the entire local tradition, to use these two organic materials at its best and in all their forms. Malleable materials that can be adapted to any context thanks to the skill of our artisans who have shaped our ideas and draws for decades.

Our #goal, since from first sketch, is to create functional and defined spaces as muchas possible, to allow us to release that touch of inspiration that leads to that so desired exceptional element. Drawings easy to read, graphically clear and understandable, are the basis to help our clients in their decisions.

Once design details are fixed, materials chosen, directly at our offices or at workshops of our craftsmen, our imagination can then illuminate the exceptional element.

So, what can this element be, for example?

The #answer is very simple: any element if integrated into a functional and traditional system can become the exception.

Just think of a glass floor under a kitchen, a painting with white, yellow, orange tones, sugar paper on a wall covered with a traditional antique evaporated pine wood paneling or even an Engadine #sgraffito along an arched opening that divides two spaces.

Thanks to the right approach, good taste, solid foundations, you can dare without falling into tacky. We do not have afraid to do tests, the #earth is now firmly under our feet to allow us to free the exception and live in a unique and absolutely personalized environment.

Few weeks ago, we said goodbye to winter, ready to welcome the coming spring and summer with great enthusiasm but with the right cautious optimism.

It has been a different #winter from the past ones: we all went on almost without making plans with the big hope that the situation that the whole world has been experiencing for more than a year now, will soon become just a bad memory, indelible in all of us, but a memory.

In these months we have opened our new offices in St.Moritz and we look forward to welcoming you, we have acquired new properties to sell that you can find on parli.swiss, others off-market that we are happy to present you on request and we also have started several renovations, thanks to the trust of our customers.

1. Parli Sagl - New Offices - Via Mezdi, 3 St.Moritz

2. Renovations - St.Moritz (work in progress)

Renovations - Silvaplana (before and after)

But in this strange winter that has just finished and when our work has allowed us, we have tried to fully experience the wonderful #Engadina. This is what we want to share with you today: some pictures of places surrounded by nature, which this year more than ever has given us so much #snow, #blue sky and dazzling #sun, almost to compensate for everything that the #Covid it has removed: moments with family and friends, restaurants, bars, clubs, cinemas, art galleries and so on closed, the sporting events we were used to, canceled. In #Switzerland we have been luckier than other countries and especially in our beloved Engadine: we were able to #ski, #walk, discover new places and fall in love with this valley even more.

So let's start ... who among us doesn't know Heidi's tale?

We are in Grevasalvas, a small cluster of mountain huts, in the municipality of Sils Im Engadin, where in the 1970s, some of the mountain scenes from the film #Heidi were shot.

The path leading to #Grevasalvas starts close to the Maloja Pass, in Cadlägh at the beginning of Sils Lake. It is considered one of the most beautiful #trekking routes to do in summer, but this winter we went there, with seal skins to discover this fairy-tale village, covered with snow. It was a wonderful day and for a moment, we were children again.

3. Grevasalvas - “Heidiland”Pictures- Winter 2021

A few weeks later, taking the advantage of another cold but wonderful sunny day, we left the enchanting village of Sils Maria towards the Fex Valley where we made new funny friends as #alpaca and #longs who kept us company following our path.

4. Fex Valley & Sils - Making New Friends - Winter 2021

Then it was the day of the exploration inside the uncontaminated cave of the Morteratsch #glacier: we took the infamous Bernina Express from St. Moritz and got off at the station under the glacier. From there we walked to the "Ice Cave" and we entered it: the spectacle inside the cave is something unique. Majestic walls of ice, air bubbles, stones and those white and blue colors make everything even more impressive as it seems to be a moon show.

5. Morteratsch Glacier - “Ice Cave" - Winter 2021

On a Wednesday morning we decided to go for the traditional #walk in Val Roseg, blue sky, lots of sun reflecting on the snow. A feeling of #pace that we really needed. We remember that day very well because while walking, with three other #friends, we talked a lot, we discussed everything that happened in the last twelve months and how the world’s situation has been managed. But above all we wondered if, from this tough experience, we will come out better or worse than before. We want to believe that we will be better humans.

6. Roseg Valley - Chatting & Walking - Winter 2021

This winter the #snow has never left us, filling the days with magic. Whether it was a simple walk to the office or a half day skiing session.

7. Corviglia & St. Moritz - Winter 2021

But the snow also gave us emotions at night, which in this strange winter with closed restaurants, bars and clubs, we lived differently: simply walking. Enjoying the almost deafening silence but thanking every evening for so much beauty.

8. Night Walks - Winter 2021

We are now more than ready to welcome spring and summer, the reopening of bars, restaurants and we can't wait to be able to "embrace" and toast to a new beginning with many of our friends who will be able to return to work this week, doing it in maximum safety. We will visit all of you, because you deserve it and because we missed you!

We leave you with this video that in few images tell us why we firmly believe that the Engadine is the most beautiful place in the world!

Have a nice Spring!
